Insertion & Profile Rules

Rules governing tenant profiles and landlord property listings on CHflat.
1. The CHflat Philosophy
CHflat operates an "Inverted Market" based on verified matches and high-trust profiles. To guarantee the efficiency of our platform and the security of all participants, these Insertion Rules govern both the creation of Tenant Profiles (The "Living ID") and Landlord Property Listings. By publishing a profile or a listing on CHflat, you agree to adhere strictly to these guidelines. We reserve the right to suspend accounts or remove content that violates these rules without prior notice or refund.
2. General Principles for All Users
The following principles apply to every user on the CHflat platform:
- Absolute Truthfulness: All data provided on CHflat—whether describing an apartment or a person—must be 100% accurate, current, and verifiable.
- Zero Tolerance for Discrimination: Content that is racist, discriminatory, political, erotic, or illegal is strictly prohibited. Landlords may not use search filters or listing descriptions to systematically discriminate based on race, religion, or national origin.
- No Secondary Commercialization: The platform may not be misused to advertise third-party services (e.g., selling furniture, promoting external insurance, or charging application fees).
- Respect for Privacy: Landlords and tenants must not extract, screenshot, scrape, or distribute the personal data or photos of other users outside of the CHflat platform.
3. Rules for Tenant Profiles (The "Living ID")
In the CHflat ecosystem, the tenant's profile is their digital application. To maintain the integrity of our matching engine, seekers must comply with the following:
- Authenticity of Personal Data: You must use your legal name. Aliases or fake accounts are prohibited. Details such as Date of Birth, civil status, and nationality must match your official ID.
- Accuracy of Financials and Documents: Uploaded documents (e.g., Salary Slips, official Debt Extracts / Betreibungsauszug) must be authentic and unmanipulated. Falsifying income or uploading forged documents will result in an immediate, permanent ban.
- Household & Hobby Accuracy: Information regarding co-tenants, children, pets, and specific hobbies (e.g., playing musical instruments) must be declared truthfully, as this dictates our occupancy and noise-matching algorithms.
- Avatar & Image Rights: Profile pictures must be appropriate for a professional real estate transaction. You must own the rights to the image, and it must clearly show your face. Group photos or avatars containing contact details are not allowed.
4. Rules for Landlord Property Listings
To protect our tenant pool from "application spam" and data harvesting, landlords and property managers must adhere to strict listing standards:
- No "Ghost Listings": Every property published on CHflat must be genuinely available for rent or sale. Creating fake listings solely to harvest tenant data, browse the profile database, or redirect seekers to external fee-based platforms is strictly prohibited.
- Mandatory and Accurate Pricing: The "Gross Rent" (Bruttomiete) field must reflect the final, actual monthly cost to the tenant. Hidden costs or "Price on Request" tactics for standard rentals are not permitted.
- One Property per Listing: A single listing slot cannot be used as a rotating carousel for multiple different apartments. Once an apartment is rented, the listing must be marked as closed.
- Image and Media Compliance: You must own the copyright to all uploaded property photos. Images must accurately reflect the current condition of the property. Photos must not contain overlaid text, agency logos, QR codes, or visible contact information designed to bypass CHflat.
- Third-Party Representation: Agencies or brokers may only list properties for which they hold a valid, legally binding mandate from the property owner.
5. The "Invitation & Contact" Code of Conduct
CHflat relies on a proactive discovery model. To maintain a premium experience:
- No Spam Invites: Landlords may not use automated scripts or "mass invite" functions to indiscriminately summon tenants who do not match the property's core criteria.
- Bypassing the Vault: Landlords may not use the in-app chat to demand that a tenant send their sensitive financial documents via private email before an official CHflat invitation has been accepted.
6. Violations and Refunds
CHflat takes compliance seriously. The following enforcement measures apply:
- Sanctions: In the event of minor violations, CHflat may edit, hide, or downgrade the visibility of a listing or profile. In the event of severe violations (e.g., document fraud or ghost listings), the account will be immediately terminated.
- No Refunds for Breaches: If a paid landlord subscription or a premium tenant package is terminated due to a violation of these Insertion Rules, no prepaid fees will be refunded.
- Data Deletion Upon Ban: To protect the ecosystem, if a user is banned for fraud, CHflat retains the right to keep a minimal hashed record of the user's identity solely to prevent them from creating a new account in the future.
