    Detailed descriptions of CHflat products, features, and billing.

    These Product Specific Service Descriptions govern the individual features, billing mechanisms, and technical limitations of the digital products offered on the CHflat platform. They act as a binding supplement to our General Terms and Conditions (GTC). Because CHflat operates on an "Inverted Market" model, our products prioritize profile quality and process efficiency over traditional ad visibility.

    1.1 The "Living ID" (Basic Profile)

    Pricing: Free of charge. The foundational digital application profile required to use the CHflat matching ecosystem.

    • Secure Document Vault: Encrypted storage for mandatory Swiss application documents including Salary Slips, Residency Permits, and Debt Extract (Betreibungsauszug).
    • Auto-Screener Validation: Automated validation of the 33% solvency rule (Gross Rent vs. Income).
    • Active Search Agents: Users can maintain up to three active search subscriptions simultaneously.
    • Duration: The Basic Profile remains active indefinitely. Active search subscriptions expire after 3 months of inactivity.

    1.2 Identity Plus (Premium Verification)

    Pricing: Monthly subscription fee. A premium upgrade designed to increase profile trust and visibility for competitive urban markets.

    • Digital Debt Extract API: Automated, real-time fetching and verification of the official Swiss Debt Extract directly from cantonal authorities.
    • Verified Premium Badge: A distinct visual marker displayed to landlords, signaling a fully verified applicant.
    • Priority Ranking: Identity Plus profiles are prioritized in search results when multiple candidates share identical matching scores.
    • Billing: 30-day rolling basis via credit card or TWINT. Auto-renews unless canceled 24 hours before the billing cycle ends.

    2.1 Pay per Contact (Private Landlords)

    Pricing: Zero insertion fee. Fixed fee charged only per accepted viewing invitation. A risk-free product for private owners.

    • Active Discovery Access: Full access to search the verified tenant database using Smart Filters (budget, occupancy, pet ownership).
    • Dossier Unlock: Once a tenant accepts an invitation, the landlord gains full access to the decrypted "Living ID" documents.
    • Billing: Charged immediately upon tenant acceptance. Pay via individual transactions or pre-paid token bundles at a discounted rate.

    3.1 CHflat SaaS Dashboard (Enterprise License)

    Pricing: Monthly base platform fee + volume-based per-unit pricing (e.g., 5–15 CHF per managed unit). A comprehensive command center for property managers.

    • Unlimited Property Listings: No cap on the number of active properties.
    • Bulk Invitation Manager: Select the top 10 verified profiles and send unified viewing invitations.
    • Automated Rejection Engine: One-click "Quick Reject" with legally vetted Swiss rejection templates.
    • API Integration: Synchronization with Swiss property management software (REMS, Garaio).
    • Contract: Minimum 12 months, billed quarterly or annually in advance.

    4.1 Municipal Gateway Module

    Pricing: Custom public sector contract. A specialized algorithmic module for municipal or price-controlled housing pools.

    • Eligibility Enforcement: Hard-coded rules that automatically disqualify profiles exceeding maximum income thresholds for subsidized housing.
    • Audit-Ready Reporting: Exportable compliance logs demonstrating non-discriminatory tenant selection to municipal oversight boards.
